What is Crawl Space Encapsulation?

Condensation on your ceiling, floors, or walls is evidence of moisture problems. This can lead to structural damage and mold as well. 

Support beams and floor joists are designed to support the weight of your home at precisely spaced intervals. However, the moisture can cause rot to affect these joists and the structure of your home, leading to weakness and an unstable foundation.


Encapsulation is when a vapour barrier along with a protective membrane is installed and sealed in your crawl space. This is the best way to protect your home from crawl space moisture which can cause health, comfort, safety and structural issues. The removal of old deteriorating insulation and garbage material is necessary before an encapsulation is to begin. To further seal and insulate a closed-cell foam insulation is sprayed on all exterior cold walls to produce a thermal break.

What steps are taken before, during and after a Crawl Space Encapsulation?

Before a vapour barrier can be laid the crawl space must first be prepared. If standing water is present a weeping tile may have to be installed around the interior perimeter and tied into a sump system. Old insulation will need to be removed and disposed of, insulation present in between floor joists should also be removed to properly encapsulate. Any garbage material will need to be removed and disposed of. If the ground is uneven or has holes it may need to be levelled to allow for proper vapour barrier installation. 


A disinfecting and deodorizing solution is sprayed to treat bacteria, fungi, mold and mildew. A Delta protective membrane is laid covering the dirt floor providing protection from rocks or debris that can penetrate the vapour barrier. A vapour barrier in the form of a poly is laid on top of the Delta membrane and sealed at all piers, pillars and outside walls with an acoustical air barrier sealant.


The last step to complete the encapsulation is to seal and add insulation value (R value) to the outside wall with spray foam. A closed cell foam insulation is sprayed from the underside of the subfloor plywood to the ground level covering the vapour barrier sealing further from moisture and air leakage along with producing a thermal break. This insulation is moisture, mold and mildew resistant and formaldehyde-free with a E-84 fire rating.
